Inn Boonsboro is a luxury bed and breakfast in the quaint, historical town of Boonsboro, Maryland. We want our guests to feel not only welcomed but at home from the beginning to the end of their stay with us. We’ve designed our policies and guidelines for the safety, security and enjoyment of all our guests. When placing a reservation at Inn BoonsBoro, each guest agrees to the following:
Our rates don’t include taxes, and are based upon single or double-occupancy. They are subject to change without notice. Rates include a plated breakfast each morning, unlimited access to assorted non-alcoholic beverages, complimentary Wi-Fi, an evening wine and cheese reception, and a delicious baked treat prepared daily. Of our eight guest rooms, three (Jane & Rochester, Westley & Buttercup and The Penthouse) can accommodate three people and Marguerite & Percy can accommodate up to four guests. We charge an additional $45 per person, per day for three or four guests per room.
Reservations can be placed online at innboonsboro.com or by telephone at 301-432-1188 between the hours of 10:00am and 6:00pm each day. We accept Visa, MasterCard, American Express, and Discover. Inn Boonsboro also accepts cash, checks, and Inn BoonsBoro gift certificates. We require a credit card to secure your reservation. Full payment for the reservation will be charged three days prior to arrival. If paying by cash, check, or Inn BoonsBoro gift certificate, please let us know when placing the reservation.

Book Signing Weekends
A $100 deposit is required on all rooms booked Friday or Saturday of a book-signing weekend. Deposits are non-refundable with cancellations received less than 45 days of arrival. The remaining balance due will be charged 7 days prior to arrival. Cancellations received less than 7 days of arrival will incur a penalty equal to one night’s stay.
Guests reserving three or more rooms are considered a group. A deposit of 25% of the total amount due is required when booking. Deposits are nonfundable with cancelations received less than 45 days of arrival. The remaining payment due will be charged to the credit card on file within 14 days of arrival. Cancelations received less than 14 days of arrival will incur a penalty equal to one night’s lodging for each reserved room.
Exception: Group reservations placed on dates of scheduled book signings will be charged a deposit of 25% of the total amount due when booking. Deposits are nonfundable with cancelations received less than 45 days of arrival. The remaining payment due will be charged to the credit card on file 30 days prior to arrival. Cancelations received less than 30 days of arrival will incur a penalty equal to one night’s lodging for each reserved room.
For individual reservations, guests must cancel no later than 3:00pm (ET) three days prior to the scheduled arrival or be charged a penalty equivalent to one night’s stay. If a guest does not contact the Inn to cancel, and does not arrive by 8:00pm on the day of their reservation, they are considered a “no-show”, and the credit card on file will be charged one night’s room and tax. Additional reserved days will be canceled. Early departures are processed in accordance with the three-day cancellation policy.

In order to maintain privacy and a relaxing atmosphere, we welcome friends and relatives of registered guests into our public areas only.
Guests are welcome to smoke in the designated smoking areas, the parking lot, or the courtyard. However, in accordance with Maryland state law, smoking within the Inn is prohibited. An automatic $250 smoking fee will be applied to guests who smoke within the facility. Burning candles or incense is also prohibited as a safety precaution.
We regret our accommodations aren’t designed for children, therefore we can’t accommodate children 13 and under. Minors between the ages of 14 to 17 must be accompanied by an adult. No guest under the age of 21 will be served alcohol.
Unfortunately, we are unable to accommodate pets. Qualified service animals are welcome.
We want all guests to feel at comfortable and at home. With the Inn’s open kitchen policy, guests are free to help themselves to stemware, dishes, ice buckets, soft drinks, bottled water, and ice. The dining room, lounge, and second floor library are always available to guests throughout their stay.
Inn BoonsBoro provides free parking for all guests. Our parking lot is located behind the Inn on St. Paul Street.
Lost & Found
We realize that sometimes items are accidentally left behind. We’ll hold lost items for 30 days and will return items upon request. Shipping fees are the responsibility of the guest. If items aren’t claimed by the end of the 30 days, the Inn reserves the right to dispose of them.
Our staff is dedicated to giving you a wonderful experience from the time of your reservation to checkout. Any gratuities are greatly appreciated.
Each guest is responsible for any damage they cause to the property. Damages will be charged to the credit card on file for that reservation and/or is subject to all other legal collection processes. Lost room keys are subject to a $50 fee.
